The location of the hotel, on the outskirts of town, offers a peaceful and quiet atmosphere away from the hustle and bustle of the city center. the hotel is conveniently located close to pretty much everything, making it easy to explore the area. guests on the 1st floor can enjoy easy access to the side street, as well as a deck with a beautiful view.
There were some issues with noise from neighboring guests using the shared bathroom, which affected the quality of sleep.

We enjoyed having a room with a shower. Set near to many local attractions and also within 10 minutes on foot from the octagon. Dunedin City Centre district is worth your attention. Free parking was provided to the guests

Cleanliness: The room was spotless and well-maintained. Hotel facilities: The room had all the amenities we needed, including a mini-bar, TV, and a spa tub. Parking: We were able to park our car right in front of the house. Location on the outskirts of town: The hotel was located in a peaceful area, away from the hustle and bustle of the city center.
Everything is what we need and want.

Friendly staff, nice rooms, loved the jacuzzi bath.
Didn't like the bathroom being open plan & having the upstairs bathroom downpipe running through the room was definately offputting and noisy during the night. (Kept us awake for 2 hours, not sure why but there was water running through for that long in the middle of the night).

This hotel is truly a hidden gem. the prices are incredibly reasonable for what you get. The attention to detail here is outstanding, from the freshly boiled kettle awaiting your return to the delightful Jacuzzi tub in the rooms upstairs, offering a lovely view of the city. The location, although on the outskirts of town at the top of a very steep hill, adds a unique charm and provides a peaceful retreat from the hustle and bustle. The staff are friendly and go out of their way to ensure you have a comfortable stay. And let's not forget the breakfast; although simple, it is more than adequate to start your day off right.
All was just perfect.

Gracious and accommodating hosts, Simon (son) and Tricia (mother). Set high on a hill, had a Lovely room with beautiful view overlooking city roofs towards the harbor. Within walking proximity to town center and large selection of restaurants. Delicious breakfast in common dining area.

We upgraded to a bigger room which was more suitable for us. The layout of the B&B and friendliness was very good.
Would have liked to have known that there was a choice for pickup and drop off from airport as this would have been more convenient for us rather than the shuttle.

Had a lovely Easter break at this charming B&B. Enjoyed the spectacular panoramic views and the comfortable room with antique furniture and cozy touch lamps. Loved the personal touches like the computer room for guests and the friendly and knowledgeable hosts who were always willing to help. , the location was ideal as it was only a short drive from the city center and key attractions.
The steep hill leading to the B&B was a bit of a workout, especially with luggage, but it was worth it for the stunning views. The breakfast was continental only and lacked variety, but it was still satisfying enough.

My partner and I recently visited the Grandview Bed and breakfast for one night. To our amazement the place was like a beautiful picture. We were welcomed into a well modernised old fashioned house by two lovely hosts. The owners of this wonderful place were so accomadating for my partner and I and even though it was only for one night they made sure we were comfortable and well settled in. They were very personal with us and friendly and helping. We upgraded to the Grandview room and with the price of the accomadation we were amazed that we were given a jet spa bath, a beautiful big bed and the lovely lookout onto the water for such a reasonable price. I would definetly recommend this accomadation to many others. What a lovely experience.x

Good location, friendly owner, comfortable facilities. the B&B was perfectly situated within walking distance to all the main attractions of town. the owner was very accommodating and made me feel welcome from the moment I arrived. the facilities were clean and comfortable, providing a real home, away, from, home experience.
Limited breakfast options, shared bathroom. the breakfast was somewhat disappointing with only basic options available.
